These terms apply when you book Moy Cottage directly with Little Cat Lettings Limited. Please read them before booking, particularly the sections covering payment, cancellation and the damage authorisation.

Bookings of Moy Lodge or Moy Lodge and Cottage together are covered by separate terms. Use of this website is covered by our general website terms, and information about how we use personal data is in our privacy policy.

If you book through another platform, that platform’s applicable payment, cancellation and damage-claim terms will also apply.

1. Who these terms are with

Your booking is with Little Cat Lettings Limited, trading as Moy Lodge.

In these terms, “we”, “us” and “our” mean Little Cat Lettings Limited. “You” means the lead guest making the booking.

These terms apply to bookings made directly with us. If you book through Airbnb, Vrbo or another booking platform, that platform’s payment, cancellation and damage-claim terms will apply where they differ from these terms.

2. The property

Moy Cottage is a self-catering holiday property at Moy Cottage, Roy Bridge, PH31 4AR.

Babies and children count towards the maximum occupancy.

3. Making a booking

Please check the dates, number of guests, pet details, price and any extras before making payment.

A contract is formed when:

  • We receive the required deposit or full payment.
  • We issue a booking confirmation.

The lead guest is responsible for the booking and for ensuring that everyone staying at or visiting the Cottage follows these terms.

Accommodation booked for specific dates does not normally have a statutory 14-day cooling-off period. Your cancellation rights are therefore those set out below, together with any rights you have under applicable law.

4. Price and payment

The price in your booking confirmation is the price for the agreed accommodation, dates, number of guests and any extras shown.

No VAT is currently charged.

A deposit of 25% of the total booking price is payable at the time of booking. Of this, an amount equal to 10% of the total booking price is non-refundable if you cancel.

The remaining balance is due 60 days before arrival.

If you book 60 days or fewer before arrival, the full price is payable when the booking is confirmed.

If a payment is not made when due, we will contact you and give you a reasonable opportunity to pay. If payment is still not received, we may treat the booking as cancelled by you and apply the cancellation terms below.

5. If you cancel

You must cancel in writing by emailing us. The cancellation takes effect when we receive it.

The standard cancellation charges are:

  • More than 60 days before arrival: 10% of the total booking price.
  • 60 days or fewer before arrival: 100% of the total booking price.

For a cancellation made more than 60 days before arrival, we will therefore retain 10% of the total booking price and refund the remainder of the deposit.

Optional extras that we have not supplied or committed to purchasing will be refunded. We may retain the reasonable cost of any personalised, prepared or non-recoverable item already ordered for your booking.

We strongly recommend taking out suitable travel insurance as soon as you book. Your insurance should cover cancellation, illness, travel disruption and the needs of everyone in your party.

6. Rebooking cancelled dates

If you cancel 60 days or fewer before arrival, we will make reasonable efforts to offer the cancelled dates for rebooking, although we cannot guarantee that they will be rebooked.

If we receive a replacement booking, we will recalculate the cancellation charge. We may retain:

  • The 10% non-refundable part of the original booking price.
  • Any difference between the original price and the amount received for the replacement booking.
  • Reasonable payment, administration, remarketing and other non-recoverable costs caused by the cancellation, to the extent that they are not already covered by the 10% non-refundable amount.

We will take account of any costs saved because the cancelled stay will not take place, and we will not retain or charge more than once for the same loss or cost.

We will refund any amount you have paid above the recalculated cancellation charge. A refund will not exceed the amount you paid.

We will explain the calculation and normally make the refund after we have received payment for the replacement booking.

7. Changing your booking

You may ask to change your dates, but changes are not guaranteed.

Any change must be agreed by us in writing and will depend on availability. The price will be recalculated using the rates applying to the new dates.

If we cannot agree a change, the original booking remains in place. If you then cancel it, the cancellation terms above apply.

A request to reduce the number of nights, guests or properties may also be treated as a partial cancellation.

8. If we have to cancel

If we cannot provide the Cottage, we will tell you as soon as reasonably possible.

We may offer suitable alternative dates, but you do not have to accept them. If the booking cannot proceed, we will refund the amounts you paid for accommodation and services that will not be provided.

If a stay has to end early because the Cottage becomes unavailable, we will refund the appropriate part of the price for the accommodation and services not provided.

This does not affect any other rights you may have under applicable law.

9. Arrival and departure

Check-in is from 16:00 on the arrival date.

Check-out is by 11:00 on the departure date.

Early check-in or late check-out may be available if agreed in advance. It is not included unless we confirm it in writing.

Arrival instructions and the estate gate code will be provided before your stay.

10. Guests, visitors and use of the Cottage

Only the guests included in the booking may stay overnight.

Please ask us before inviting additional visitors. The total number of overnight guests must never exceed 10.

The Cottage is provided for private short-term accommodation. You must not sublet it or use it for an illegal purpose.

A Cottage booking may include a private celebration involving the resident guests, provided it remains within normal residential use and complies with the occupancy, noise and safety requirements in these terms. It does not include permission to hold a wedding, commercial shoot, organised event or gathering involving non-resident visitors or external suppliers unless we expressly agree this in writing.

Stag groups, hen groups and ticketed or paid events are not accepted.

Cottage guests do not have access to Moy Lodge, the sauna, the boat, the loch shore or other Lodge facilities unless we expressly agree this in writing.

Children must be supervised, particularly near the stream in the garden and elsewhere around the estate.

11. Pets

Up to two pets are permitted at the Cottage. They may be dogs, cats or one of each.

The charge is £50 per pet, per stay.

Pets must:

  • Be kept under control.
  • Be kept off beds and furniture.
  • Not be left unattended in the Cottage.
  • Not cause a nuisance to other people or animals.
  • Be kept under particular control when livestock is nearby.

You must clear up after your pets. Guests bringing a cat must provide a suitable litter tray and litter.

You are responsible for damage or additional cleaning reasonably required because of your pet.

Please tell us about an assistance animal before arrival so that we can make appropriate arrangements. Assistance animals will be handled in accordance with applicable law.

12. Smoking, fires and safety

Smoking and vaping are not permitted inside the Cottage.

If smoking outside, please do so well away from buildings and other combustible materials. Cigarettes, matches and other smoking materials must be fully extinguished and disposed of safely. They must never be discarded anywhere in the grounds or surrounding countryside. Particular care is required during dry weather because of wildfire risk.

The firepit, barbecue, Aga and wood-burning stove must be used carefully and in accordance with the instructions provided.

13. Looking after the Cottage

Please:

  • Take reasonable care of the Cottage, its contents and the grounds.
  • Keep the Cottage secure when you are out or asleep.
  • Report damage, breakages or maintenance problems promptly.
  • Leave the Cottage reasonably clean and tidy.
  • Return keys as instructed.
  • Avoid unreasonable noise or behaviour that may disturb other people.

Fair wear and tear will not be charged to you.

You are responsible for the reasonable cost of loss, damage or additional cleaning caused by you, a member of your party, your visitors or your pets.

We will provide details and reasonable evidence of any amount claimed.

14. Damage authorisation

A £250 damage authorisation applies to direct bookings for Moy Cottage.

A valid payment card must be registered securely against the booking. We will normally place a £250 pre-authorisation on that card two days before arrival.

A pre-authorisation temporarily reduces the available balance on the card. It is not a payment to us and no money is transferred unless a justified charge is made.

We will inspect the Cottage promptly after departure. No charge will be made for:

  • Fair wear and tear.
  • Normal changeover cleaning.
  • Genuinely trivial accidental breakages that do not justify a claim.

If we identify loss, damage, missing items or exceptional additional cleaning caused by you, a member of your party, a visitor or a pet, we will:

  • Tell you promptly in writing.
  • Explain the proposed charge.
  • Provide photographs, invoices, estimates or another reasonable calculation where appropriate.
  • Charge only the reasonable actual cost of repair, like-for-like replacement or additional cleaning.
  • Release the remaining authorisation without unnecessary delay.

If no claim is required, we will release the authorisation promptly after the departure inspection. For direct bookings, it will be released no later than seven days after departure.

Your bank or card provider may take additional time to restore the available balance after we release the authorisation. That timing is outside our control.

If a card pre-authorisation cannot be completed, we may require a £250 refundable payment before arrival. We will explain the secure payment method and refund arrangements before collecting it. You should never send payment-card details by email. If we take a refundable payment instead, we will refund any uncontested balance promptly after the departure inspection and no later than seven days after departure.

Your responsibility for proven loss, damage or additional cleaning is not limited to £250.

For a booking made through another platform, that platform’s applicable damage-claim and payment procedures will apply.

15. Access to the Cottage

You have private use of the Cottage during your stay.

We, the property manager or a contractor may need to enter at a reasonable time for essential maintenance, inspection or repairs. We will normally give reasonable notice.

In an emergency, or where urgent action is needed to protect people or property, access may be required without prior notice.

16. Exterior security camera

An exterior security camera covers the private driveway from the entrance gate towards the Cottage and Lodge. It remains active during guest stays.

17. Wi-Fi and services

Wi-Fi and utilities are provided for reasonable guest use.

We cannot guarantee that internet access, electricity, water, heating or other services will be uninterrupted where an interruption is outside our reasonable control. If a problem occurs, please tell us promptly so that we can try to resolve it.

Internet access must not be used unlawfully.

18. Problems and complaints

Please tell us promptly if something is wrong during your stay. This gives us a reasonable opportunity to investigate and put matters right.

If the problem is not resolved, please contact us in writing as soon as possible with the relevant details.

Reporting a problem promptly does not take away any of your legal rights.

19. Our responsibility to you

Nothing in these terms excludes or limits our responsibility where it would be unlawful to do so, including responsibility for death or personal injury caused by our negligence or for fraud.

We are not responsible for loss or damage that is not caused by our breach of contract or negligence, or for events outside our reasonable control, except where applicable law provides otherwise.

Please take reasonable care of your belongings and vehicles. We are not responsible for their loss or damage unless it results from our breach of contract or negligence.

Nothing in these terms affects your statutory consumer rights.

20. Serious breaches

If you or your party seriously or repeatedly breach these terms, put people or property at risk, exceed the permitted occupancy, or use the Cottage illegally, we may require the behaviour to stop.

Where the breach is serious or cannot reasonably be corrected, we may end the stay and require the party to leave. Any refund will depend on the circumstances, the loss caused and applicable law.

21. General terms

The booking confirmation and these terms form the agreement between you and us. Any variation must be agreed in writing.

If a particular term cannot be enforced, the remaining terms will continue to apply.

These terms and your booking are governed by Scots law. The Scottish courts have non-exclusive jurisdiction. If you are a consumer, this does not prevent you from using any other court or mandatory legal protection available to you.
